When to use a cash buying company to buy your house?

How does it work?
Once we have received your enquiry you will be contacted to arrange a visit from our Managing Director Toby Tanfield. At the visit Toby will discuss your individual requirements and asses your property. Within 12 hours after the visit Toby will again contact you with our offer and he will explain the next steps if you are to accept the offer. Of course, you do not have to accept our offer and you can have as much time as you need to consider our offer. This offer is guaranteed not to change during the process.
How much will you buy my house for?
We are making a cash offer for your house without a survey and are buying your house at a timescale to suit you. We are very discreet, there will be no advertising, viewings or surveys. Typically, we make an offer of around 85% of market value, but every house we buy is different. We are confident about the offers we make which is why we do not make you sign a contract so you can walk away anytime.
How do I know this is a genuine cash offer?
If required we will show you proof of funds during your home visit, many less reputable companies cannot do this. We only buy houses for cash and only for ourselves, many companies are simply brokers selling your details on to investors.
Will I have to sign a contract or make any payment?
Absolutely not, we are confident in our offer and so will not tie you into a contract. You will be able to walk away at any time. There are no upfront payments for surveys or anything else, be very wary of any company that asks for this.
How long will it take?
We are cash buyers and can buy your house fast. Typically,the sale will take between 14 and 28 days, but we will work to a timescale that suits you. Some companies will offer you a short timescale that is not achievable, some will even drag it out and drop their offer once you are tied in, we will not do this!
Will you have to pay legal fees?
No, we will cover your legal costs associated with selling your home.
Are we confidential?
Yes 100%, we only deal with the people you ask us to involve. We are a small family business who are very discreet, you will only deal with our Managing Director Toby Tanfield and your own legal representative.
Does the condition of the property matter?
We buy any house for cash irrespective of the condition.
Will there be viewings or a survey?
No, we make one visit and then make you an offer and we do not carry out surveys or have strangers viewing your home.
